Shaw Fabrics expands at Stockland’s Forrester Distribution Centre in St Marys
Stockland has found an occupier for part of a logistics complex it has created out of the former O-I Glass headquarters in St Marys.
Shaw Fabrics has leased 5,540 square metres within one of three buildings on the 12-hectare site now known as Forrester Distribution Centre.
The window-blind material manufacturer has committed for an initial five year term with the starting annual rent at $105 per sqm, ex-GST.
It also operates out of an 11,000 sqm facility in the suburb, 45 kilometres west of Sydney’s CBD.

Stockland’s holding at 40-88 Forrester Road is also one of the biggest industrial vacancies in the city.
Following the Shaw Fabrics deal, there is 54,962 sqm left to fill – CBRE marketing agents Cameron Grier, Moshe Greengarten and John Micallef saying this is available in configurations from 5000 sqm.
The site sits within St Marys town centre, near the train station, M4 and M7 motorways, Great Western Highway, and backing onto a proposed intermodal freight terminal, the executives said.
“It is also within a range of key industrial and commercial estates at Eastern Creek, Erskine Park, Wetherill Park, Arndell Park and Marsden Park,” Mr Micallef added.
The city’s future second airport is 16 kilometres away in Badgerys Creek.
Shaw Fabrics will occupy part of Building A of Forrester Distribution Centre – also the biggest warehouse, with 24,450 sqm of lettable area.
Building B is a similar size – 24,116 sqm – with Building C almost exactly half that.
All of the structures have full-drive around access, high internal clearance (up to 11.2 metres), dock levellers and multiple roller doors.
“With limited stock in core markets such as Eastern Creek, we are seeing significant interest in Forrester Distribution Centre due to the cost-effective nature of the A-grade space,” Mr Micallef said.
