Australian Unity offers Melbourne medical centre
Australian Unity has listed a modernised medical centre at Melbourne’s north east Lower Templestowe.
The six storey, 5000 square metre facility, the Manningham Medical Centre at 200 High Street, carries $50 million-plus price hopes – reflecting a sub 6.8 per cent gross passing yield.
A mix of occupiers rent including Capital Radiology, Nexus Day Hospitals and Sonic Healthcare.
CBRE’s Sandro Peluso, Marcello Caspani-Muto and Jimmy Tat are the agents.
“The Manningham Medical Centre is one of the most trafficked healthcare assets in the country on a comparative square metre basis and this listing represents the highest quality healthcare offering within Victoria for several years,” Mr Peluso said.
“This is a rarity in a market where many medical clinics are struggling to source an adequate number of doctors,” according to the executive (story continues below).
Mr Caspani-Muto added the catchment’s demographics are changing and its median house value is well above the state average.
“The centre is also easily accessible from all eastern suburban locations, from Doncaster to South Yarra,” he said.
“This is what will continue to drive strong levels of occupancy and tenant renewals in combination with the high-quality nature of the centre’s existing improvements,” according to the executive.
