Ex-Southern Cross Care HQ sells again

The Parkside office contains 1478 square metres of renovated space.

The parkside former headquarters of not for profit Southern Cross Care has sold for the second time in four years.

A local syndicate has paid $9.3 million – a 5.7 per cent yield – for 151 Greenhill Road, Parkside, following an off-market deal.

The vendor, a private investor, outlaid $6.1m in August, 2021.

At the time, SCC was set to quit the two level c1981 office with 1478 square metres and 50 car parks.

The year later, the landlords secured Websters Lawyers to a rental agreement expiring in 2031 with multiple five year options (story continues below).

The Parkside block spreads 1535 square metres.

Cushman & Wakefield’s Sam Alexander was the agent.

The result, he said, values the land at $6058 per sqm.
