Kennards expands historic Melbourne holding
Kennards Self Storage has quietly bought three small warehouses – all up covering 712 square metres – abutting one of its biggest inner city Melbourne complexes, at Abbotsford.
The outlay for 18 and 20 Henry Street and 17 Russell is $5.23 million.
Adding the neighbouring Kennards facility at 202 Langridge St – the c1904 former Williams Shoe Factory – it controls 3445 sqm, zoned Commercial 2.
Stonebridge’s Dylan Kilner, Max Warren and Chao Zhang brokered the off-market deal.
Another inner city self storage deal
Two kilometres north east of Melbourne’s CBD, Abbotsford has recently been a hotspot for self-storage investors.
Last May, Carl Sachs bought the historic ex-Kodak warehouse, also formerly a Carlton & United Breweries headquarters at 2-6 Southampton Street, and neighbouring properties at 27-29 Duke and 36 Bond, all up containing 6058 sqm (story continues below).
Spreading 3099 sqm, part of that holding came permit-ready for a 10,404 sqm extension, set to go ahead, accommodating some 1200 storage units.
Also 11 months ago, Harry the Hirer founder Rick Jamieson acquired the ex-Austral Silk and Cotton Mill warehouse, now a swank office, at 112 Trenerry Crescent, overlooking Dights Falls, from the Zagame family.
Mr Jamieson also recently leased an ESR-owned Laverton North office/warehouse, on 2.6 hectares, so a Richmond site, for years accommodating the self-storage business, can make way for a mixed use project proposed in conjunction with Gurner.
Last month meanwhile, we reported Singapore headquartered StorHub snapped up a two storey property from the Gange family, also to occupy, in Clifton Hill – which neighbours Abbotsford.
