North East Link displaced business moves closer to town
One of over a hundred Bulleen businesses displaced when the state government compulsory acquired their places of operation for North East Link, has leased a large warehouse – at Thornbury.
The undisclosed panel beater is paying starting rent of $110,000 for the 911 square metre industrial building at 58-60 McClure Street (pictured, top).
Near the corner of Grange Road, the property previously accommodated a garden supplies business and before that, a stonemason.
The incoming occupier has committed for an initial three years, with an incentive; the asset includes an open plan factory, kitchen, shower and eight car parks.
In 2025 it will be presented with a four year option.
“We have unprecedented demand for this type of property, including from a number of tenants and owner occupiers in need of a new site after their occupancies were halted by land and building acquisitions for the North East Link,” Gray Johnson’s Anthony Boldrini, who brokered the McClure St deal, said.
“This property is really well positioned with excellent access via major arterial roads including Darebin and Grange…and the Eastern Freeway,” he added (story continues below).
Businesses displaced for infrastructure project
Set to run 26 kilometres and carry 135,000 vehicles a day, North East Link is scheduled to open in 2028.
Some 80 out of 100 properties in Bulleen’s industrial precinct were acquired for it, as was the Bulleen Swim Centre and a 300 year old river gum on Bridge St – one of c26,000 trees.
Parts of the Boorondara Tennis Club, Bulleen Park and Freeway Public Golf Course have also been sliced off at where the road connects with the Eastern Freeway, near the top of Balwyn North.
Thornbury is seven kilometres from town, half that of Bulleen.
