Populous quits Cremorne for Richmond
Another creative corporate is quitting Cremorne – the inner east Melbourne pocket often described as “Australia’s hottest office market”.
Kansas City based architect Populous – which we reported yesterday is designing Australia’s biggest eSports Centre – has rented in neighbouring Richmond.
Populous will pay annual rent of $40,000 for a car park and 110 square metre ground floor space at 7 Howard Street, Richmond (pictured top and below), about two kilometres east of the CBD.
The short-term agreement was negotiated by Teska Carson’s Fergus Evans.
Populous will relocate from nearby 580 Church Street, Cremorne.
Mr Evans said the Howard Street property – off Church Street (the Cremorne border) – is in the same pocket as a number of well-known retailers and boutique office tenants.
Luxury furniture retailer Space has a major showroom next door.
The new Populous office, Mr Evans said, includes an open plan area, boardroom, kitchen and amenities.
“The property was well suited to Populous’ requirements,” Mr Evans said. “Indeed it is a creative and versatile space that would suit a multitude of tenants in one of Melbourne’s most sought after fringe suburbs”.
A Melbourne-based investor owns 7 Howard Street, Richmond.
Coincidentally, Teska Carson is marketing four adjoining townhouses in one line for four separate owners in the vicinity. These properties, 11-17 Howard Street, cover 606 square metres of Commercial 2 zoned land (pictured, below).
Last October, we reported that David Jones relocated the Country Road Group from an office park at 658 Church Street, Cremorne, to the Botanicca Business Park in Swan Street, Richmond, about a kilometre further east.
Country Road controls four other brands: Mimco, Politix, Trenery and Witchery
Boutique builder Hickory is also expected to quit Cremorne once a South Melbourne office it is developing at 68 Clarke Street is complete.
