Sivasli buys second regional Victorian school

The state government sold the Corio site (outlined) for $11.765 million.

Sivasli has swooped on another Victorian ex-school with plans for a medium density housing estate.

The former Corio North High School is set for housing.

The 7.3 hectare Corio site, north of Geelong – previously the Flinders Peak Secondary College and before that, Corio North High School, cost $11.765 million-ex GST in June.

The ex-Rosewall Primary School (outlined), recently permitted for 107 homes, 72 apartments and 35 townhouses.

Sivasli is also the front face for a consortium which with ex-Crown Casino owner James Packer, former Crown Resorts executive vice president Todd Nisbett and high-profile local businessman, Joe Gersh, has been recently snapping up sites for residential.

Coincidentally, that partnership in 2022 paid the state government $6m for the ex-Rosewall Primary School, also in Corio.

Spreading 3.1ha on Sharland Avenue, that block was last month permitted by the Victorian Civil and Administrative Tribunal for a major residential project, Edenville, with 107 single and double storey dwellings, 35 townhouses and 72 apartments.

In March meanwhile, the partnership outlaid $13.3m for a former nursing home in Balwyn’s ritzy Reid Estate, with plans for a three level luxury residential project with 31 dwellings.

Corio is about nine kilometres north of Geelong’s CBD (story continues below).

Another ex-Corio school set for housing

The former Corio North High School at 97 Hendy Street – diagonally adjacent to Sharland Ave – is zoned General Residential Growth 1 with up to four storeys allowed.

The government offered it with a planning scheme for a 124-lot subdivision; after roads, about 6.6ha is developable.

Plots should sell for over $800,000 based on nearby estates, according to the marketing agents, Gross Waddell ICR’s Glenn Ye, Andrew Waddell and Danny Clark.

Significantly more dwellings could be included if townhouses and apartments formed part of a mix.
